I came across this interesting read over at: www.arizona-va-homeloans. Here is a short copy of some of the content on VA home loans in Phoenix, AZ:

“Since Congress created it in 1944, the Veterans Administration Home Loan Guaranty program has assisted more than 20 million individuals who have served in the military to become homeowners. Created as a reward for their military service, the VA home loan program allows active military service members, National Guard and Reservist (who have served for at least six years) and veterans to obtain their dream home without emptying their wallets.

When compared to conventional loans, VA loans provide borrowers with a number of ways to save . VA mortgages offer 100% financing for well-qualified buyers, while conventional loans could require as much as 20% down. This high of a down payment for traditional mortgages often puts that dream home out of reach. Then there is the added costs of Private Mortgage Insurance.”

Effective April 18th, FHA will increase annual Mortgage Insurance Premiums by a quarter of a point. On a $161,000 loan amount that equates to an extra $33 per month. No doubt about it, costs for loans will continue to go up. The time to buy is NOW!! Great weather should help get buyers out early! Yea!

Man Makes Ridiculously Complicated Chart To Find Out Who Owns His Mortgage

We all know the mortgage securitization process is complicated.
But just how complicated? The chart below from Zero Hedge shows the convoluted journey a mortgage takes as it morphs into a security.
Dan Edstrom, of DTC Systems, who performs securitization audits, spent a year putting together a diagram that traces the path of his own house’s mortgage. “Just When You Thought You Knew Something About Mortgage Securitizations,” says Zero Hedge, you are presented with this almost hilariously complicated chart.
The controversy over allegedly shoddy paperwork has raised doubts about the legitimacy of foreclosures nationwide (a crisis illustrated here and here), eliciting lawsuits from homeowners and investors alike.
